B&D successfully completed an initial long-term capital needs assessment (LTCNA) for the Minnesota Twins and the Minnesota Ballpark Authority, providing preliminary capital investment estimates to guide future planning. Awarded the project in 2023, B&D employed a data-driven and industry-informed approach to evaluate the ballpark’s existing conditions, document necessary and upgrade improvements, and provide a long-term capital planning framework. The assessment, completed on time and within budget, offers the Twins a strategic roadmap for maintaining and enhancing the stadium’s infrastructure and fan experience.
The FCA process included a thorough review of Target Field’s structural, mechanical, and operational systems, along with benchmarking against peer Major League Baseball ballparks. B&D, along with Mortenson and Populous, collaborated closely with team and stadium personnel to identify key capital investment priorities over the next 20 to 30 years. The resulting plan outlines both necessary maintenance projects and potential upgrades, ensuring Target Field remains competitive in fan experience, sustainability, and operational efficiency. The assessment projected up to $256 million in capital investments needed through 2039, averaging approximately $17 million annually. The assessment also included a comparative analysis of other Major League Baseball ballparks, examining lease renewals, capital investment trends, and funding mechanisms.
