Planning multi-generational recreation centers in Prince George's County, Md.


The Maryland-National Capital Park and Planning Commission (M-NCPPC) is moving forward with the development of three multi-generational recreation centers in Prince George’s County, Md., which are designed to enhance community engagement, wellness, and quality of life. Serving the northern regions of Prince George’s County, these 87,000 to 137,000 square-foot facilities will feature double gymnasiums, aquatics, fitness areas, and multipurpose spaces to accommodate a wide range of recreational activities for residents of all ages.

To ensure a feasible and fiscally responsible development plan, M-NCPPC partnered with Brailsford & Dunlavey to conduct a comprehensive feasibility and fiscal impact analysis. B&D’s process prioritized community engagement, market demand, and industry best practices, ensuring that the facilities align with both resident needs and financial sustainability. Through a series of community meetings, residents and stakeholders provided input that directly influenced program models and facility priorities.

“Our approach ensures that these recreation centers are not only financially sustainable but also deeply connected to the community’s needs,” said B&D Senior Project Manager Diego Martinez. “By engaging residents throughout the planning process, we’ve been able to shape facilities that will serve as vibrant hubs for health, wellness, and social connection for generations to come.”

Key project outcomes include the identification of ideal site locations, strategies to leverage assets and development partnerships, and the creation of design concepts that maximize programming and operational efficiency. Additionally, B&D’s analysis established a capital development plan to align funding sources with project goals.

Construction is scheduled to begin on the first recreation center in mid-2026.
