Wellness And Recreation Center Financial Analysis

In 2009, Georgia College & State University selected Brailsford & Dunlavey—in coordination with Menefee + Winner and Cannon Design—to develop a financial analysis for a planned Wellness and Recreation Center. Through its financial model, B&D’s goal was to provide the College with a program that could be supported by an established fee. As a result, our financial model established the total fee needed to support the construction and operations of a comprehensive wellness and recreation facility. A separate analysis was conducted to determine the fee needed to support the general operations of the center, which included personnel, utilities, maintenance, and other costs. Upon completion of our analysis, the university moved forward with development of the $28.2 million Wellness and Recreation Center. The 101,000 SF facility opened in 2011, and soon thereafter earned LEED Silver certification. Athletic Business magazine awarded the project a Facility of Merit in 2013.
