Client Opportunity

  • Replace a 54-year-old student union that had become outdated, no longer supporting the quality of campus life that students had come to expect
  • Provide spaces and features in a new facility that foster a sense of campus community, rather than a facility viewed largely as an administrative space that didn’t encourage and support student engagement
  • Develop a strategic development plan to ensure the union’s renovation and expansion provided what’s needed in a 21st-century facility

B&D Process

  • Conducted feasibility assessment to identify demand and support for an enhanced union facility
  • Collaborated on the development of demand-based conceptual program options
  • Created a financial model incorporating capital costs, revenue streams, and operating assumptions identified to illustrate project financing options
  • Applied its proprietary Demand-Based-Programming model to generate space allocations in the renovated facility
  • Developed a financial model outlining possible approaches and implications for three project scenarios

Project Highlights

  • The university’s student government association voted to ask the board of regents to increase the student union fee by $5 per student
  • The student fee plus self-generated income provided $52 million for debt service, with the assumption that fundraising and institutional contributions could add another $20 million to the project
  • OSU proceeded with $54.5 million, 332,000 square foot renovation, which also included a 33,000 square foot addition
  • Project completed in December 2012
