Student Union Detailed Programming And Design-Build RFP Development

In 2008 B&D was retained by the University of Missouri–Kansas City to develop a detailed program and design-build RFP process for the construction of its new student union. The planned union had been a campus priority for several years as a replacement for the existing University Center, which was outdated and underused. We had conducted a feasibility study in 2007 that indicated a significant shortfall in the quantity and quality of student-oriented facilities. We were tasked with the following: aiding the university in issuing an RFQ; facilitating an evaluation session to generate a list of design-build team respondents; producing a set of RFP design-build guidelines comprised of general requirements and design criteria; directing a pre-proposal meeting and site visit for short-listed design-build teams; leading work sessions; and conducting interviews to determine the winning design-build team. With our assistance, the university selected the most qualified construction manager, architect, and structural engineer to oversee the development. The $38.3 million student union opened in 2010 has since won the 2011 Kansas City Business Journal Capstone Award for Architectural Design, and the Southtown Council Beautification Award. In the same year, the facility achieved LEED Gold certification from the U.S. Green Building Council.
