Student Housing Site Analysis — Corvallis, OR

In July 2009, Newman Development Group selected B&D to evaluate two potential student housing sites near Oregon State University. Earlier that year, the university issued a Request for Proposals seeking developers for a proposed housing project. Oregon State’s recent strategic plan included a desire to meet a greater number of international students’ housing needs. We were tasked with analyzing two sites and determining whether either one could support a new student housing facility. To complete this assignment, we conducted an on-site review of each location and interviewed local real estate officials. A matrix was created that outlined each site’s potential for meeting the requirements of a typical student housing complex—in this case geared to the needs of international students. Our matrix incorporated a SWOT (Strengths, Weaknesses, Opportunities, and Threats) analysis for each location, providing Newman Development with an analytical summation of each key issue
