Student Housing, Retail, Dining, And Student Services Facility Market Analysis

In 2014 the University of New Haven selected B&D to perform a market analysis to determine the feasibility of, and interest in, a student housing/retail/services development within walking distance of campus. The work plan for this project included focus group interviews with undergraduate and graduate students living both on and off campus and an online survey of students, faculty, and staff. Analyses were then performed on the off-campus area’s rental housing market, student housing demand, the retail market, and retail demand. Our efforts revealed demand for up to 280 student beds in predominantly two- and four-bedroom configurations and 35 faculty/staff apartments in one- and two-bedroom styles. Our analysis also supported development of 6,500-7,000 SF of student-friendly retail within walking distance from campus, with the highest demand for fast-casual dining, a convenience store, and a coffeehouse. There was also support for a satellite student services center that would include space for student activities, health services, and a career development office.
