Student Housing Master Plan, Master Plan Update, Developer Selection Management, Design-Build Team Selection Consulting, And Design Assistance

In 2009 B&D was selected by Miami University as part of a consultant team to develop a housing master plan. Our objectives were to complete a market analysis and develop a financially feasible plan to revitalize the university’s aging housing system through renovation and new construction. We began with a strategic visioning session to detail the master plan objectives: to maintain capacity; meet student demand; support the two-year live-on requirement; include technology and community spaces; keep any rental rate hikes in line with competition; and analyze all financing options. Our analysis included surveys, focus groups, a peer analysis, an off-campus housing study; and a strategic hall analysis. We also developed a financial model to test pricing, revenues, and plan viability. When the master plan was complete, the university engaged us for implementation services. In 2010 and 2012 we led processes to select design-build partners for new construction and renovations. We were also retained in 2011 to update the university’s master plan findings and develop design guidelines for the project, and in 2012 to update the Housing and Dining Master Plan 20-year financial model and phasing plan ($500 million and 2,000,000 square feet). In 2011 the university completed a nearly $9 million renovation of Elliot and Stoddard halls. Miami Inn was converted into a residence hall in 2012. Maplestreet Station ($24 million: 90 beds and dining) and LEED-certified Etheridge Hall ($23 million: 232 beds) opened in 2013. Western Dining Hall ($19.5 million) and Western Residence Halls ($64 million: 720 beds) opened in 2014.
