Client Opportunity

  • Analyze and update the university’s student housing master plan to satisfy unmet demand and increase the capture rate for on-campus, non-first-year students
  • Determine the financial implications of implementing the master housing plan or making necessary changes to achieve desired outcome
  • Develop a system-wide financial model to support recommended development strategies and phasing scenarios

B&D Process

  • Conducted student focus groups and online surveys to understand preferences and sensitivities for on-campus housing
  • Used proprietary Demand-Based Programming model to determine potential demand and understand the implications of following existing housing master plan
  • Created a comprehensive housing-specific, system-wide financial model to test development strategies and phasing scenarios

Project Highlights

  • The strategic plan addressed not only development and financial paths to meet the university’s housing goals, but also laid out a path to address deferred maintenance on existing facilities through renovation projects with new construction
  • The plan produced a real-time tool to understand how the master housing plan would impact the university’s financial health and debt capacity over the planning period
