Student Housing Market Study

B&D was retained by Capstone Development Corp. in 2008 to conduct a student housing market study related to a proposed cottage-style student neighborhood nearby the University of Toledo. Throughout the analysis and reporting process, we coordinated efforts with Capstone and representatives of the University of Toledo Foundation. The living units would consist of individual cottages that include private bedrooms, private bathrooms, a full kitchen, living room, and back patio / deck or front porch. The new student neighborhood would be a gated, pet-friendly community including resort-style features and amenities such as an outdoor pool, hot tub, putting green, beach volleyball, clubhouse and more. In addition, the project would include recreational running / walking trails, a lake, and open green spaces throughout the neighborhood. The study determined the student demand for the proposed cottage neighborhood and analyzed the amenity and feature preferences of the students. The work plan included student focus groups, an off-campus market analysis, an Internet-based student survey, and demand projections for the cottage neighborhood by unit type and price point. The results of the study showed a significant demand for the cottage-style neighborhood, as the students generally embraced the unique project concept.
