Student Housing Market And Financial Analysis

B&D was engaged by St. Charles Community College in 2013 to perform a student housing market and financial analysis. The objective of this project was to assess the financial feasibility of, and demand for, an on-campus student housing facility, and to garner student input on the potential project. Our work commenced with a meeting with St. Charles administrators, followed by student focus groups, an off-campus housing market analysis, a competitive context analysis of 10 peer institutions, and a financial analysis. In addition, a student survey was conducted, leading to the development of a housing demand model. The resulting analysis outlined a demand scenario of 270-285 beds in a variety of configurations in an 84,807 SF facility. The project’s capital budget and recommended building program also included a 10-year operating pro forma and defined a total project cost of $18,818,000, with a potential opening date of August 2016.
