Student Housing Market Analysis And Financial Analysis

B&D was selected by Ancilla College in 2014 to perform a market and financial analysis examining the college’s plan for first-time, on-campus student housing. College officials had realized the impact of this housing on educational outcomes, increased graduation rates, enrollment management, and the creation of campus community, and wanted to understand the project’s demand before beginning any development. The scope of work for this project included focus group interviews and a survey to solicit students’ opinions on current housing options and their preferences for styles, amenities, rental rates, and location of a potential on-campus facility. We also performed an off-campus housing market review, and a financial model outlined project costs while also serving as a project management tool. Our analyses confirmed the need for 96 apartment-style beds in double- and single-occupancy units. Risks associated with the project were outlined and addressed, including rental rate controls, marketing issues, and construction quality.
