Student Housing Market Analysis

Cal Poly’s objective has always been to create and maintain a strong campus community. In line with that objective the university wanted to be sure its student housing was adequate, and hired B&D to perform a market study and demand assessment. Our projections were based partially on a student survey that provided statistically reliable data, but also on our analysis of the off-campus, private sector housing in the area. Focus groups and surveys were held to obtain qualitative data and peer competitive information. Our findings showed an unmet student housing demand that could be addressed with additional apartment units on campus that are financially feasible. As a result of our studies and because of the university’s desire to strengthen the sense of community on campus, a $239 million, 1.6 million SF, 2,676-bed apartment building—Poly Canyon Village— was completed in 2009. At the time, it was considered to be the largest housing project in U.S. history. In addition, the building received LEED Gold certification from the U.S. Green Building Council in 2010.
