Student Housing Feasibility Analysis, Master Plan, Financial Analysis, Rfp Development Services, Program Management, And Marketing Plan

In 2009 The College of Saint Rose wanted a student housing market study done for the campus in order to quantify housing demand and determine student preferences for unit types and amenities. The college retained B&D to do this study and our work consisted of student focus groups/interviews/surveys, an off-campus market analysis, a demand model for student housing based on the surveys, a recommendation of unit types and amenities desired, and a detailed financial analysis. Our work showed there was sufficient student demand for approximately 300 new beds in a facility mostly of suites or apartments. We also recommended the re-purpose some of its older, smaller, and less efficient housing to cut costs. As a result of this work, the college re-engaged us to conduct a comprehensive housing master plan and financial analysis, and in March of 2011 the City of Albany Planning Board approved the college’s student housing project. Then we were engaged to serve as program manager for the new facility. Our work consisted of coordination of the entitlements process; assistance with project financing and disposition of current land assets; the engagement and management of designers, consultants, and contractors; and oversight of the design and construction processes, including management of budgets and schedules. We also helped the college develop a student housing marketing plan with respect to its website, social media efforts, and other marketing tools. The 224-bed, 90,000 SF, $17.5 million Centennial Hall opened in 2012.
