Client Opportunity

  • Develop on-campus housing to support its plan to grow the student population by 1,500
  • Explore its first privatized student housing development targeting upper division and graduate students

B&D Process

  • Facilitated strategic asset valuation and value-for-money exercises to identify key risk transfers needed to make the public-private partnership project feasible
  • Identified and negotiated the project’s program, rental rates, and key operational terms on university’s behalf
  • Created a key performance indicator metric evaluation of student satisfaction, work order responsiveness, and APPA cleanliness standards to protect against mismanagement of the project – a first-of-its kind metric for a 100% private equity P3 structure at a private school

Project Highlights

  • The project team and university collectively decided to partner with a developer capable of delivering a 100% equity-funded 428-bed apartment style project – South Side Commons
  • Project planned for delivery in August 2019 and will sit prominently at the gateway to campus
  • University now able to expand its housing offerings to students and make additional capital investments in its campus, including first- and second-year housing and a new university center
