Student Housing Development Advisory Services

In February 2015, Brailsford & Dunlavey was hired by the Illinois Institute of Technology to perform a student housing market assessment. The Institute was contemplating redeveloping Bailey and Cunningham halls into housing options for first-year, upper-division, and graduate students. B&D was responsible for confirming demand for these proposed living options at price points determined by a developer partner. Following the results of this analysis and further internal discussions, IIT decided to not proceed with this renovation project but instead evaluate its entire housing stock. In May 2017, B&D was re-engaged to provide comprehensive development advisory services for IIT’s student housing and recreational facilities.

B&D’s ongoing work at IIT includes developing a strategy that best utilizes existing housing facilities, determines demand for new housing, and recommends the most advantageous delivery methods for the institution. As a part of this effort B&D is also evaluating the market for possible additional uses to be incorporated into a mixed-use campus edge development with the goals of improving the on-campus experience for students and revitalizing the surrounding neighborhood.
