Student Housing And Academic Facility Programming And Financial Analysis

In 2012 B&D was hired by the University of Utah and the Lassonde Entrepreneur Institute to conduct preliminary programming and a financial analysis for a cutting-edge facility that would combine residential space with a technology lab. We were tasked with taking an entrepreneurial approach to project feasibility by sizing the facility’s program and operations based on a combination of donations and traditional University financing. The resulting analysis included an architectural program, capital budget, and operating pro forma that were right-sized to achieve the project’s vision and financial goals. The following fall we were re-hired, in collaboration with EDA Architects and Cannon Design, to serve as the programming and financial lead for the project, assembling a financial model to walk the project team and stakeholders through programming scenarios. By determining the overall mix of unit types, developing a detailed operating model, and constructing a capital budget, we were able to maximize the project program and test unique housing configurations. Lassonde Studios opened in August 2016 and is approximately 148,000 square feet. It house houses more than 400 unique student residences and a 20,000 square foot “garage” where any student on campus can build a prototype, attend an event, or launch a company.
