Client Opportunity

  • Assess the university’s student housing market and future student housing needs and preferences in response to a growing student population
  • Occupancy in the entire housing system was at 99% or higher in last five years
  • The university lacked apartment-style units, wanted to de-densify over-occupied triple rooms, and replace beds lost as a result of renovations and re-purposing of several on-campus residence halls

B&D Process

  • Conducted an off-campus housing market analysis to understand the nature of the local housing market and blended this data with that from student surveys to key in on primary housing decision drivers
  • Performed a national, state-wide, and campus-wide demographic analysis to help predict demand by estimating the size of the student populations likely to live on campus
  • Prepared an analysis of the on-campus housing existing conditions

Project Highlights

  • Analysis found demand existed for a 600-bed on-campus student housing project today, and an additional 847 beds by 2022
  • B&D’s plan outlined the ideal mix of housing unit types and amenities based on student preferences and sensitivities
  • University to consider maintaining its meal plan exemption and current room rates for apartment-style units to combat a rental rate rise
  • The ability to maintain the existing occupancy rates mandates the university meet its enrollment projections and expand its target market to students living at home or off campus
