Student Center Preliminary Assessment, Site Analysis, Program Of Architectural Requirements, Delivery Methods Assessment, Design-Build Procurement Support, And Program Management; Campus Facilities Space Planning

In 2011 Gonzaga University selected B&D to conduct a preliminary assessment for a proposed University Center that would serve the diverse needs of the Gonzaga community while strengthening recruitment and retention efforts. Our Strategic Asset Value “visioning” session with campus leadership demonstrated a holistic approach to planning and illustrated the key outcomes needed to make this project a success. Recognizing our ability to understand Gonzaga’s unique campus culture, the University re-engaged us to develop a program of architectural requirements for the new University Center. This effort detailed the assigned space allocations for each programmatic element. In 2012 we were commissioned to determine the optimal delivery method for the project, and then to lead a design-build competition.

In 2013 we were tasked with overseeing the design and construction of the $60 million facility. In this capacity, we worked extensively with Opsis Architecture through the design and construction of the building. Together, the firms managed to develop a building with more program than originally envisioned while maintaining the $60 million budget. We also worked with the university to develop a business plan to understand the financial implications of the buildings operation. Meanwhile, our detailed program, which was designed to reflect the vision and purpose of the facility, accelerated the design process and enabled the design-build team to work through many challenging site and budget issues. In addition, the program helped to ensure construction quality and finishes were not compromised.

While engaged in program management services for the new university center, we were retained in 2014 to develop space plans for repurposing Crosby and updating Foley Library. We analyzed the opportunities and constraints of integrating specific student services, academic functions, and technology-related functions into these buildings. As a result, the 167,726 SF, $60 million Hemmingson Center was completed in 2015. The transformative facility integrates student life, academic, and dining spaces to serve as a platform for the delivery of Gonzaga’s mission and purpose.
