Student Center Market Analysis, Financial Analysis, Programming, And Referendum Support

B&D was retained in 1995 by the University of Missouri-St. Louis to provide planning and programming services for the construction of a new student center. Our responsibilities included a market analysis via focus groups, user interviews, and a written survey, and a local retail market analysis with area brokers. This data informed the final program development and our financial analysis, which enabled the university to reconcile program needs with debt capacity. Our programmatic recommendations included: student activities and organizations, career placement, administrative services, academic advisory services, international student affairs, student health and counseling, a women’s center, a disabled students’ center, conference and meeting areas, social and study lounges, a computer laboratory, an information center, a food court, a bookstore, and retail. With our assistance, a student referendum received overwhelming student support, and engaged twice as many voters as any previously held election. We were then retained to help develop the financial structure for the project and presented the concept to the university. Ultimately, the 165,000 SF, $20 million Millennium Student Center was built and opened in the fall of 2000.
