Student Center Feasibility Analysis, Programming, Financial Analysis, Land Utilization Analysis

DePaul wanted to structure a comprehensive development plan for several of its objectives, one of which was the construction of a new student center. It envisioned expanding the existing center and adding student housing in the same area. B&D had previously completed a comprehensive market, program, financing, and land utilization analysis for DePaul’s entire student life initiative and when we were retained to help with this plan, the original concept evolved to become a phased approach to a much more comprehensive student life initiative encompassing a new student center, a recreation center, varsity athletic facilities, and a parking structure. This new scheme met the school’s desire to provide much-needed quality-of-life improvements for the students while also executing its master plan to provide for other proposed facilities. The $45 million Phase l initiative included a student center, a recreation/athletics complex, and a parking structure. The 145,000 SF, $25 million Lincoln Park Student Center opened in 2002 containing campus ministry, student organizations, alumni relations, meeting rooms, conference facilities, ballroom/event space, study and social lounges, a satellite bookstore, food service, and retail space.
