Soccer Complex Feasibility Analysis

In summer of 2005 Site Design Group retained B&D to perform a feasibility analysis for a soccer complex in the predominantly Hispanic neighborhood of Little Village in Chicago. The study was performed for the City of Chicago’s Department of Planning and Development, and was a follow-up to the Little Village Quality of Life Master Plan prepared by the community itself. We were responsible for conducting a market analysis consisting of a survey of comparable facilities in the Chicago area and nationally. In addition, we analyzed the demographics of the community, with an emphasis on Hispanic participation in sports. In the subsequent phases of the project, we were contracted to prepare a detailed facility program, budget, and an operating pro forma. As part of the financial analysis, we also explored public-private opportunities and their impact on the feasibility of the complex.
