Master Development Advisor – Student Housing, Student Union, Ballpark, Stadium, And Track And Field Complex

In 2007 the University of Missouri-Kansas City retained B&D, along with Jones Lang LaSalle, to provide capital budgeting and real estate advisory services. We performed in-depth analyses of UMKC’s desired $750 million capital projects and identified strategies that enabled the university to bring its master plan goals to fruition. We analyzed individual project feasibility and provided a portfolio-wide review of all capital projects to develop recommendations the university could use to achieve its development goals. We explored project bundling, phasing and private development concepts to determine if they could affect faster or more economic implementation of any of the projects. We then identified several unique opportunities that would enable the university to complete some of its capital projects without negatively impacting its financial position or academic priorities. After performing project analyses, we classified key projects based on their relative likelihood of being accepted by the marketplace, their relative development cost, and their compatibility/priority with the university’s mission. In order to implement the prioritized projects, we advised the university to undertake appropriate next steps, including land acquisition, pre-qualifying of developers, non-traditional debt structuring, and sale/leaseback due diligence. Among the completed projects was Durwood Soccer Stadium & Recreational Field, which opened in the fall of 2009. In addition, the university opened a new 109,000 SF, $38.3 million student union in 2010, which has since won the 2011 Kansas City Business Journal Capstone Award for Architectural Design, and the Southtown Council Beautification Award. In the same year, the facility achieved LEED Gold certification from the U.S. Green Building Council.
