Health Sciences Building Development Advisory Services

In 2013 B&D was engaged by Appalachian State University to assist with the programming and development of a new College of Health Sciences academic building. The 160,000 SF facility will house the university’s fastest-growing majors and provide space and growth opportunities for several highly demanded programs currently capped because of space limitations. Prior to the project’s program and design, we worked closely with the University and LS3P Associates to analyze potential ancillary development options that could be associated with the project. The goal of this preliminary analysis was to determine if public-private partnership options existed in order to generate additional income for the university. We completed a market analysis and analyzed medical office, student housing, graduate housing, retail, and parking development options. Several development structures and their associated financials were analyzed to understand potential economic benefits for each asset type. In addition to this detailed analysis, we participated in discussions with the local hospital to determine whether partnership opportunities existed, given the synergies associated with the College of Health Sciences. The building is scheduled to begin construction in 2016.
