Faculty/staff Club Market Study, Business Plan, And Programming

In 2006 B&D was asked to revisit the feasibility of establishing an on-campus Faculty/Staff Club for California State University, Fullerton. The need for this facility had grown along with the student enrollment and the university asked us to perform a strategic visioning session with its key stakeholders to discuss this project. Our work also included a detailed market analysis, an electronic survey of faculty and staff, and a comprehensive, integrated financial model of three operational scenarios—conservative, mid-line, and aggressive. After our study of the scenarios, we determined that a remodeled Faculty/Staff Club of approximately 7,600 SF would satisfy the demand articulated in the survey data and best practice plans. This facility would provide dining for 68-84 guests, two adjacent meeting rooms, and a kitchen. Approximately $2.4 million would be required to renovate and equip the proposed club. In 2008 we were retained again to develop a revised program for the renovated club, review financial impacts, and explore optimal methods for allocating capital costs.
