Faculty Club Feasibility Analysis

When Brown University needed to improve the efficiency of its Faculty Club, it turned to B&D in 1999 to develop a comprehensive recommendation. We provided a market study and a multi-scenario financial analysis in response to its need which consisted of an existing facility assessment, a review of comparable facilities, and focus groups/interviews with faculty and staff to determine the demand for services. Our financial analysis presented the university with an ‘as-is’ scenario with no improvements, a renovation scenario that would increase sales by 40%, and a renovation with an added outdoor terrace that would increase sales by 60%. We recommended that the club undergo an interior renovation, incorporate diverse food service options, and outsource its management for the purposes of reducing operating expenses, saving purchasing costs, and increasing sales.
