Community Recreation Market Analysis And Financial Analysis

B&D, in association with the architecture firm TMP Architecture, was retained by the City of Miamisburg, Ohio in 1996 to provide an operational and capital financial analysis for a proposed community recreation center in Sycamore Trails Community Park. The team was asked to determine the most advantageous building program that would serve the community’s residents and operate independent of the city’s general fund support. Our specific responsibilities were to conduct detailed market and financial analyses that would allow the city to make the best possible decisions for its residents. We accomplished this through a demographic analysis, a survey of health clubs, a survey of comparable community centers, a written community survey, an evaluation of existing facilities, an evaluation of public financial support options, and a detailed financial model to project the building’s anticipated financial performance over a 30-year period. In addition, TMP tested a range of program options on the site to verify that the project could be constructed within the guidelines established by the Sycamore Community Park Master Plan. As a result, the team presented the proposed project concept of 70,000 gross square feet at an estimated cost of $15 million to the City Council and the Mayor for approval.
