Community Recreation Feasibility Analysis

The Joint Recreation District of Hancock County and the City of Findlay wanted a feasibility assessment for the development of an intergenerational fitness and wellness center, as well as a community social and event center. B&D was hired in 1994 as part of a planning team with TMP Associates architects to produce this study. We conducted market research on the local community through a demographic analysis, focus groups, surveys, and studies of competitive private health clubs. Utilizing that information, we then developed a financial model which demonstrated that while the proposed project would be financially successful, the annual funding to support the project would be approximately equal to its debt service. We also outlined a program for a building project that would be self-financing through the use of participation fees. Finally, B&D supported the District in building community consensus around the development plans through participation in radio and television interviews and meetings with the Chamber of Commerce and other local representative groups.
