Community Center Feasibility Study

In 2001 B&D was retained to assist with a feasibility study for improvements to the YMCA of Saratoga in Saratoga Springs, New York. The YMCA of Saratoga had become increasingly concerned about the capacity and condition of its facilities and was interested in developing a strategy for facility improvements that would include an analysis of various combinations of renovation and new construction. Our scope of work for the community center feasibility study included reviewing and providing input on architectural programs, assisting the development of financial and operational models, and developing an analysis of “model programs.” The model programs analysis consisted of identifying successful recent YMCA development and/or redevelopment projects in comparable settings; conducting interviews to gather data on the facility, the specific project, the program, and service offerings; and determining the methods used to finance the projects, the partnerships, and the teaming opportunities explored and utilized. The case studies from the model programs analysis were included as a key element in our feasibility study. In 2006 construction began on a new $10.5 million, 75,000 SF YMCA facility. And in 2007 the new YMCA of Saratoga in Saratoga Springs opened its doors.
