Civic Center / Arena Feasibility Analysis

In 2001 the City of Conway wanted to assess the feasibility of a new $17 million indoor civic center/arena. The proposed facility would host a diverse mix of cultural and entertainment community events and become home to Coastal Carolina University’s men’s and women’s basketball teams. Its overriding objective was to improve the quality of life and act as the premier 5,000-seat multi-purpose in Horry County. It would gain further recognition with its physical connection to the Beach Music Hall of Fame—the only museum of its kind nationwide. They hired B&D, along with Ellerbe Becket, to do the assessment and our study included a market analysis that examined the supply and demand of a variety of events, and a survey of local and regional residents and businesses. The financial analysis included the development of basic assumptions and the creation of the total number and type of events, all of which helped establish primary sources of revenue. The financial analysis was developed with respect to Ellerbe Becket’s conceptual program and cost estimate for the proposed center.
