Campus Life Market And Financial Analysis, Student Union Feasibility Analysis, And Student Union Business Plan

In 2002 the University of Vermont Board of Trustees retained B&D, along with WTW Architects, to perform market and financial analyses to support the development of a comprehensive campus life program. The plan involved analyzing student life programs and facilities, comparing campus life initiatives at UVM to those at peer institutions, and developing a plan for improving campus life for future students. We completed a detailed market analysis including interviews with user groups, demographic analysis, focus groups, and Internet surveys of students and faculty. Recommendations were made for both physical facilities and campus life programs, and the most important recommendation was to build a new student center in the heart of the campus that would serve as the home of all of UVM’s student life. After reviewing the results of our study, the university hired B&D and WTW again, this time focusing on the feasibility of constructing a new student commons building. This second phase involved architectural program refinement, site analysis diagrams to test the program on various sites, and financial modeling. We also completed a detailed business plan that developed the university’s debt capacity for the proposed program and reconciled the outline program with the projected debt capacity. In 2003 plans to begin construction were approved, and in 2007, the 186,000 SF, $61 million Dudley H. Davis Student Center opened. The facility was the first student union in the U.S. to receive LEED Gold certification.
