Campus Edge Market Study, Financial Analysis, Public-Private Partnership Analysis, And Developer Selection Support

Davidson County Community College selected B&D in 2014 to provide development advisory services as the college aimed to enhance its campus quality-of-life and support services through a new construction on the Link Campus—a sizable land parcel located across a four-lane highway from the main campus. Without financial means to fully develop the parcel on its own, the college was determined to understand possible opportunities to engage a private partner to develop the project. We were tasked with assessing how much DCCC-generated market demand (students, faculty, and staff) existed to support the project; how much local community market demand existed to support a project; and whether the components / scale of a future project would be attractive to potential private partners. Our analysis and recommendations influenced how DCCC opted to proceed. We then continued to support the college by updating demand models, and by preliminarily engaging the private development community to understand potential interest for the Link Campus project prior to the issuance of a public solicitation.
