Ballpark Market And Financial Analysis

When the Longwood Real Estate Foundation wanted to know the feasibility of developing a new ballpark for Longwood University’s baseball program, a potential minor league baseball team, and a college wood-bat league team, it engaged Brailsford & Dunlavey to evaluate the capacity of the Farmville market to support professional baseball and estimate the ballpark’s likely financial performance.

B&D’s scope of work for this project included a demographic analysis, comparable market analysis, attendance projections, and financial analysis. After synthesizing its analyses and working closely with the client to ensure its objectives were being met, B&D concluded that a new ballpark with modern spectator amenities and player-development facilities would be an attractive opportunity for a short-season minor league baseball team. Additionally, its younger demographic and above average household size were positive indicators for attendance and Farmville stood to benefit since there are limited sports and family entertainment options in the market. The project is still in the exploratory stage.
