In 2005 Mandalay Baseball Properties selected B&D to conduct a market and financial analysis for a potential minor league ballpark in Tallahassee, Florida. We analyzed the market’s suitability for a Single-A baseball franchise by conducting a detailed demographic review of the Tallahassee market, analyzing recent relocations of minor league teams and their subsequent success in new markets, and examining the region’s current supply of sporting options. We found that Tallahassee has a number of strategic advantages that would help contribute to a minor league baseball team’s success, including: both a large target market population and strong household income levels; a population of 337,000, placing it at the top of all Single-A Carolina League markets; a specific level of exposure in the state as the capital; a location in a region devoid of professional baseball; and a location near Florida State University could potentially emerge as a strategic partner for the project. We also conducted a financial analysis that included creating a budget, developing an integrated financial model with a ten-year operating pro forma, and identifying an appropriate funding mechanism.
