Ballpark Feasibility Study, Rfp Development, And Lease Negotiations

In 1999 B&D was retained by Suffolk County, New York to assist in the RFP development for the selection of a baseball tenant from among four competing Major League Baseball and independent league franchises. In order to assist in this effort, we conducted a comparative financial analysis of the terms of each bidder’s proposal. Upon completion of these reviews and subsequent analysis, we advised the county on the stability, reliability, and future prospects of each proposer’s league. We also conducted face-to-face negotiations of lease terms with the selected bidder on behalf of the county. The process culminated in the successful negotiation of a lease agreement on favorable terms for the county, including guaranteed base rent and participation in the upside potential of gate receipts and the lucrative contractually-obligated revenues from premium seating and advertising. The $22 million EAB Park (later known as Bethpage Park) opened in 2000 as home to the Long Island Ducks. Consistent with our projections, this venue became one of the most successful ballparks of its kind, achieving average attendance figures at, or in excess of, its 6,000-seat capacity.
