Ballpark Feasibility Study, Financial Review, And Lease Negotiations Advisory Services

With a potential interest in developing a minor league ballpark, the City of Columbia, South Carolina engaged B&D in 2013 to perform a feasibility study to determine the viability of constructing such a facility. Our scope of work included an analysis of the Columbia market to determine if a ballpark could be a catalyst for the city’s existing area property master plan. Food and beverage options also were explored, along with pre- and post-game activities that could contribute to the project’s revenue base. Construction cost and public/private funding trends were tracked, based on Class A ballparks built within the previous 10 years. We presented a budget that included all hard and soft costs, fees, financing options, legal costs, and a 10% contingency. It also displayed the potential for ancillary revenue in the form of baseball camps, special events, concerts, fundraisers, and other events. Additionally, we assembled profiles of three major ballparks built in the last 10 years, showing their funding, lease terms, tax revenues, and hotel/food/beverage spending. We were retained again in 2014, this time to review proposed funding sources, develop a comprehensive schedule for opening a new ballpark, and advising on lease negotiations.
