Ballpark Feasibility Study And Financial Analysis

The Butler County Redevelopment Authority wanted to renovate its Pullman Park to serve as the home for a Minor League or independent league baseball franchise. In order to do this it needed a feasibility study and engaged B&D to do that work. We conducted a market and financial analysis based on previous local efforts for attracting professional sports teams and renovating the park. We analyzed and defined the Butler market size, its target population, market wealth, and corporate presence. Our research also looked at ballparks in comparable markets, analyzed the capture potential, and developed a financial model detailing potential events and their annual revenue. We determined that the Butler market could support a professional baseball franchise if adequate marketing and resources were put behind it, especially if it reached out to adjacent and densely-populated Allegheny County for additional users.
