Ballpark Feasibility Analysis

The independent Atlantic League of Professional Baseball planned to build a 6,000-seat ballpark for a proposed franchise (the Bergen Cliffhawks) in Bergen County, immediately across the Hudson River from Manhattan. The league asked B&D to perform a feasibility study, since we had done several successfully for its league, before it went ahead with the project. Our study showed that Bergen County offered great potential as a market for independent baseball and that its demographic and corporate market characteristics were ideal for the support of independent or Minor League baseball. We projected that the ballpark could generate enough revenue to cover operating costs, retire the debt necessary to fund the project, and provide sufficient profit for the franchise.
