Ballpark And Sports Complex Feasibility Analysis

B&D was retained by the Naugatuck Valley Development Corporation in 1999 to test the feasibility and market support for the development of a regional multipurpose sports complex to be located in Waterbury, Connecticut. The proposed project was to include a minor league baseball franchise from the Northern League as an anchor tenant. A variety of additional sports uses and non-sports events and activities were evaluated for the project as well. Our scope of work included: a strategic analysis of the feasibility of the project as it pertained to the comprehensive planning goals of the city, the Greater Waterbury Region, and the state of Connecticut; a detailed market analysis identifying both the level of demand for sports and family entertainment within the local market, and the local market’s competitive strength for maintaining and/or increasing support for the franchise; a projection of revenue streams associated with the proposed facility; a detailed financial analysis of development and operating costs; identification of alternative funding sources to balance the project finances; and an economic impact analysis quantifying the value to the community of the development and operation of the facility in terms of employment and retail spending.
