Arena Preliminary Programming And Project Economics Analysis

In 2009 Shiels Obletz Johnson, Inc. (SOJ) selected Brailsford & Dunlavey to conduct a preliminary programming and project economics analysis for the proposed renovation of Memorial Coliseum in Portland, Oregon. SOJ tasked us with examining the potential for converting the Coliseum into the Memorial Athletics and Recreation Complex (MARC). As a result of our research and analysis, we developed preliminary outline operating models for the primary components of the MARC, which would include a 6,500-8,500-seat multipurpose events center and a community recreation center, and would incorporate a multipurpose field house and aquatics center. The MARC concept was projected to attract approximately 1.2 million visitors annually, with operating revenues covering all operating expenses. In addition, we identified various revenue sources to help ensure the project’s financial viability.
